Insurance

You are strongly advised to take out an insurance policy for holiday cancellation, medical cover and loss of personal goods (e.g fire, burglary etc.)

Cancellation by us

If for any reason beyond our control we have to cancel the client's booking we will refund any amount paid to us for the property. The client is liable for any cancellation charges for travel.

Breakage deposits

A refundable breakage deposit must be sent with final payment ten weeks prior to stay. If no damage is incurred the cheque will be returned shortly after your stay.

Assistance from Housekeeper

If there are any problems during your stay, for example, if an appliance has broken, or there is a problem with the water/electicity, then Anna Maria is on call and will deal with the issue free of charge.

Details of how equipment in the villa works can be found in the villa folder.

Any non-urgent issues demanding Anna Maria's time will be charged for locally. If payment is not made it will be deducted from the security deposit.

Final Cleaning

On departure we expect the property to be left in a tidy state.

If it is not then a final cleaning charge will be deducted

from your breakage deposit.

Complaints

We cannot be held accountable for failure of utilities or other essential services. We will, through our local professionals, do our utmost to solve any problems. Please be aware that Italian tradesman sometimes move at their own pace, and as a consequence repairs may not be carried out as quickly as you would expect! Should problems arise, please inform the house manager, on her mobile phone, immediately. Inconveniences do not entitle you to a refund. Complaints lodged at the end of the rental period will not be taken into consideration.

Liability

The owner and Italian Properties are not liable for damages. You and your party will not hold Italian Properties responsible for any damages incurred during your stay on the property. This includes, but is not limited to, injuries, fire or water damage, and theft.

DEPOSITS ARE NON-REFUNDABLE

No refunds are available from 10 weeks prior to stay unless property is re-let.

Most of our properties are let on a Saturday to Saturday basis,
with the exception of San Michele which is let Friday to Friday.

Groceries can be provided by prior arrangement and paid for locally.

"Meet and Greet" service

On arrival the key will be in the door of your property. There is a folder in each villa with a comprehensive guide showing how to operate the equipment, where to visit in the area, supermarket locations and so on. If you would, however, prefer to use our "Meet and Greet" service we can arrange for someone to be at the property for your arrival to show you around and explain the equipment, plus provide information on the local area.

The charge is £43/50€ and is payable with final balance.

Groceries

Groceries can be pre-ordered and left in the property for your arrival. 

Payment is charged locally.

Directions

Pisa Airport is the nearest and easiest to use for the villas, and we recommend you hire a car. If you prefer not to drive, there is a good bus service from the airport to Lucca. We can let you know which taxi service to use from here or there are a few local trains to Ghivizzano. You will need a taxi from here. Detailed directions of how to reach the properties will be sent just before your stay.

Car Hire

Please note most hire cars are manual unless automatic is requsted

From Pisa Airport

Car hire companies are located in a separate terminal outside the airport, accessed by shuttle.

For competetive rates we recommend Europcar based at the US Army base, Camp Darby in Pisa (just 15 minute taxi ride from Pisa Airport). Rates are exempt from the 20% VAT due the agreement they have with the US Government. If you wish to use the company they MUST have at least one week's notice.

Golf

This area is an ideal place for golf, with its temperate climate, naturally undulating terrain, trees, water, sea shore. You can enjoy a game of golf at any time of the year, the clubs are usually open all year round. For a list of clubs in the area click Golf Information .

Skiing

There are excellent ski facilities at the famous Abetone ski resort which is only 45 minutes away. Details of the resort may be found on this link

Walking & Hiking

This area of natural beauty is ideal for walking with hills, valleys, mountain, lakes and villages. Many of the tracks are marked or sign posted. We would be happy to discuss routes with you and arrange a car or driver to drop you off.
