Insurance

You are strongly advised to take out an insurance policy for holiday cancellation, medical cover and loss of personal goods (e.g fire, burglary etc.)

Cancellation by us

If for any reason beyond our control we have to cancel the client's booking we will refund any amount paid to us for the property. The client is liable for any cancellation charges for travel.

Breakage deposits

A breakage deposit must be left prior to your stay.

Complaints

We cannot be held accountable for failure of utilities or other essential services. We will, through our local professionals, do our utmost to solve any problems. Should problems arise, please inform the house manager, on her mobile phone, immediately. Inconveniences do not entitle you to a refund. Complaints lodged at the end of the rental period will not be taken into consideration.

Liability

The owner and Italian Properties are not liable for damages. You and your party will not hold Italian Properties responsible for any damages incurred during your stay on the property. This includes, but is not limited to, injuries, fire or water damage, and theft.

Most of our properties are let on a Saturday to Saturday basis,
with the exception of San Michele which is let Friday to Friday.

A welcome pack is included for your arrival;
meals and groceries can be provided by prior arrangement.

Car Hire

From Pisa Airport

For competetive rates we recommend Europcar based at the US Army base, Camp Darby in Pisa (just 15 minute taxi ride from Pisa Airport). Rates are exempt from the 20% VAT due the agreement they have with the US Government. If you wish to use the company they MUST have at least one week's notice.

Cooking for Guests

Full cook service is available specialising in local Tuscan cuisine. Please click here to see full menu details. Meals must be ordered two days in advance either direct by telephone or through owners. If meals are required at the beginning of your stay please order at the time of booking. If you wish to have a meal cooked for you on a Saturday night, please click on this link to see the Saturday menu choice.

One to One cooking course

If you would like to learn the secrets and menus of traditional Tuscan cuisine during your stay this can be arranged on a one to one basis by a talented cook who speaks English. This is paid at £12 per hour and can be arranged at the time of booking or during your stay.

Cookery Courses

These are weekly courses held in the Spring and Autumn by a talented cook renown for her secrets and recipes of traditional Tuscan cooking. These are held in the morning leaving the rest of the day for relaxation. Wine tasting, gastronomic visits can be arranged if required. Please e-mail for more information including prices and dates.

Golf

This area is an ideal place for golf, with its temperate climate, naturally undulating terrain, trees, water, sea shore. You can enjoy a game of golf at any time of the year, the clubs are usually open all year round. For a list of clubs in the area click Golf Information .

Skiing

There are excellent ski facilities at the famous Abetone ski resort which is only 45 minutes away.   Details of the resort may be found on this link

Walking & Hiking

This area of natural beauty is ideal for walking with hills, valleys, mountain, lakes and villages. Many of the tracks are marked or sign posted. We would be happy to discuss routes with you and arrange a car or driver to drop you off.

Water colour painting

These courses are held in the spring and autumn by a talented artist who exhibits in several countries. The subjects can be chosen by you, but the magnificent landscapes, buildings, skies and sunsets are firm favourites. The courses are suitable for all levels from beginners to advanced artists and can be part-time if required. Please email for more information including dates and prices.

Tours/Exclusive visits

We recommend Vitaly who will organise private tours to places not normally open to visitors, also cultural tours, sport and nature, ballooning, gastronomical tours or personal shopping. Clients can fulfil their hearts desire without the worry of organising.

Weddings

The romance of Italy; a wonderful place for a wedding. Colletto provides a beautiful setting for this very special occasion, with personal service by people who care. The large Loggia, with its panoramic views, is the ideal place for the wedding banquet, perhaps catered with delicious Tuscan food. For exquisite photographs that will be treasured, the stunning scenery provides beautiful and varied backgrounds. Add to this the luxurious accommodation with cook and maid as required, gardens for promenading and sunbathing, heated swimming pool; all will enhance that special day, to make a moment that will always be remembered.
